From 2025, gas boilers will no longer be allowed in new homes under the Future Homes Standard. Instead, low carbon systems like air source and ground source heat pumps will become the norm. Heat pumps not only meet upcoming regulations, they also help reduce your carbon footprint from day one.
Heat pumps are well suited to new builds, especially when planned in early. A well-insulated home, designed with a heat pump in mind, can deliver excellent performance and long-term savings.
Boiler Upgrade Scheme
If you're planning a self-build, you could be eligible for £7,500 towards an air source or ground source heat pump through the Boiler Upgrade Scheme. The grant is available for self-build projects as long as the home is being built for you to live in and not as part of a commercial development.

Common questions about the Boiler Upgrade Scheme
Who qualifies for boiler upgrade scheme?
Homes can qualify for the Boiler Upgrade Scheme if they are self-builds, retrofits or renovations, as long as they meet the scheme’s eligibility criteria. For self-builds, the property must be constructed primarily by the first owner using their own resources or labour, must never have had a heating system installed, and must not be part of a large-scale development or owned by a company.
When does the Boiler Upgrade Scheme End?
The Boiler Upgrade Scheme is currently set to run until March 2028, or until funding runs out. If you're planning a self-build project, it’s worth applying early to make sure you don’t miss out on the grant.
Does the boiler upgrade scheme apply to new builds?
The Boiler Upgrade Scheme does not apply to developer-built new homes, but self-builds are eligible. To qualify, the property must be newly constructed by the first owner using their own resources or labour, have no previous heating system, and must not be part of a commercial or large-scale development.
Can new build houses have gas boilers?
Yes, new build houses can currently have gas boilers. However, this is expected to change with the introduction of the Future Homes Standard in 2025, which will require new homes in England to use low carbon heating. Many self-builders are already choosing heat pumps to meet future regulations and reduce running costs.
